Questions buyers ask
Why does the approval status of a plot matter so much?
Because it decides what you can actually do with the land. An unsanctioned plot can be cheaper to buy and then impossible to build on, difficult to finance and hard to resell. Before you pay a token on any plot, ask what approvals it has and ask to see them. We will check this for you whether or not you buy through us.
What is RL sanction and do I need it?
Regular Layout sanction is the approval that makes a layout legitimate for construction and finance. If you are buying a plot to build on, or intend to take a loan against it, this is the document that matters most. We handle the sanction process end to end.
How long does NMRDA or RERA documentation take?
It depends on the authority, the completeness of the documents and the specific case, so anyone who quotes you a fixed number without seeing the file is guessing. Bring what you have and we will give you a realistic timeline and tell you what is missing.
Do you charge for an initial discussion?
No. Come to the office, tell us what you are looking at, and we will tell you what is involved. It is a better use of everyone's time than finding out about a problem after the token is paid.
Do you handle both buying and the paperwork?
Yes — that is the point of the business. Most clients need both, and dealing with one office rather than an agent plus a separate consultant is faster and leaves fewer gaps for something to be missed.
